"The largest brownfield in the center of Prague is awaiting transformation into a green urban district intended primarily for housing."

Florenc21 is Prague’s most ambitious inner-city regeneration project — transforming a long-neglected brownfield around the highway corridor of the Magistrála into a vibrant, green, and inclusive neighborhood. The development emerged from a bold international urban design competition that brought together leading architects, planners, and city officials to reimagine the future of this strategic site.

Connecting Karlin and New City

Situated between Karlín and the historic New Town, the Florenc21 site has long been a physical and symbolic gap in Prague’s urban fabric. The winning design proposes a new network of streets, public spaces, and buildings that reconnects these once-separated districts. By bridging fragmented infrastructure and stitching together neighbourhoods, the project transforms a barrier into a seamless, walkable, and vibrant part of the city.
